Your Service Guarantee

I am a specialist in my field, skilled in the art of property management and keeping great tenants in your property long-term.

With over 35 years experience in Real Estate in both the UK and WA, I believe in providing the highest levels of quality, professionalism and accountability to my clients and I am willing to put this in writing and If I don’t provide it then I will take serious action to rectify the issue.

If you as a client of Sue Jones Exclusive Property Management are in any way dissatisfied with the service provided or feel as though I have not lived up to your expectation in terms of the service provided in the management of your property, then I will happily continue the management of your property for the next three months absolutely free of charge and will amend any internal systems necessary to ensure that the issue does not arise again in the future.

  • Your property will be advertised on all major web sites-including REIWA & realestate.com and the advertisement  on realestate.com will be a highlighted ad which is a bigger ad at the top of the suburb for 30 days at no extra cost to you.
  • Viewings conducted by appointment, Home Open’s and also on a weekend as required.
  • All tenant applications processed on the same business day will all references checked thoroughly and all information discussed with the owner prior to leasing
  • 3 Monthly inspections carried out to check not only the cleanliness of the property but to report any potential areas of concern in regards to the structural safety of the premises, plumbing issues (ie leaking showers or drains) gardens are being maintained and there are no trees growing near overhead power lines or hanging over the roof etc etc. Also any future recommendations in regards to improvements or non- urgent repairs such as external painting which will not only improve the rent ability and appearance of your investment property but will also add to its value too
  • All maintenance reported by the tenants will be attended to in the shortest time possible and I will contact you to discuss this prior to any work being carried out (except in the case of emergency repairs) However any tenant organizing any such repairs if reported to the office by our contractors that the repairs were not of an emergency nature or the cause is the tenant’s negligence then they may be liable for any call out charge/costs
  • Zero tolerance rent arrears policy with all arrears checked every 2 days and Termination notices issued immediately if a tenant is more than 3 days overdue with rent. All efforts are made to contact the tenant prior to this by either text message, phone call or email in order to avoid any errors.
  • Owner payment at the end of each month via bank transfer with full statement emailed direct to all owners detailing all rental income, charges and disbursements.
  • I am available at any time to discuss any areas of concern with my owners/ clients or tenants as I am home office based and therefore flexible with my working hours. I am the owner of the business and take pride in my work so you can be assured of a quality of service that bigger offices struggle to provide-a more personal relationship.
